Pricing Structure

How Our Pricing Works

The £60 call-out fee

Every attended visit starts with a £60 call-out fee. This covers travel, fault diagnosis, and a written price confirmed before any work begins. If you decide not to proceed, you pay only the call-out. If you proceed and the job runs over 2 hours, the call-out is waived completely.

The 2-hour waiver

When a job exceeds 2 hours — and most emergency repairs do — the £60 call-out drops to zero. You pay labour from hour one, no call-out on top. Most burst pipes, boiler repairs, drain clearances and leak detections trigger the waiver automatically.

Labour rates

Standard plumbing: £95/hr from the moment work begins. Gas Safe boiler work: £105/hr. Both rates start when the engineer picks up tools — not from arrival. Travel time is not charged.

Out-of-hours supplement

A supplement is added for evenings, nights, weekends and bank holidays. The exact amount (£35–£65) is confirmed before dispatch so you know the full rate before committing. The 2-hour waiver still applies out of hours.

Parts at trade cost

Materials are charged at our trade price with no retail markup. Common parts are stocked on the van. Boiler-specific parts (PCBs, heat exchangers) are quoted individually before ordering — you approve the cost before we proceed.

Boiler Repairs

Boiler Repair Cost by Fault Type

Boiler repair cost depends almost entirely on which component has failed. Here are 2026 London prices by fault — all include Gas Safe engineer labour and VAT. Part cost is confirmed before ordering.

Repair vs replace rule: If the boiler is over 10 years old and the repair cost exceeds £400, it is usually worth getting a new boiler quote alongside the repair quote. A new A-rated combi boiler can cut heating bills by 20–30% and comes with a manufacturer guarantee of 5–12 years.

London Pricing Context

Why London Plumber Prices Are Higher Than the UK Average

London plumbers typically charge 20–40% above the UK national average. These are the genuine reasons — not excuses.

Time of day

London plumbers charge 15–50% more for evenings, Sundays and bank holidays. Night rates (10pm–7am) and bank holiday rates carry the largest premiums. Always ask for the specific rate before an engineer is dispatched out of hours.

Victorian and pre-war pipework

Much of London's housing stock was built before 1945. Lead pipes, 1-inch iron mains, and non-standard fittings slow the job and raise material costs. Lime-scale buildup in hard water areas (300mg/l+ in London) compounds the problem, seizing threads and corroding valve seats.

Flat and basement access

In a terraced house, a plumber can usually isolate at the street stopcock in minutes. In a purpose-built flat, finding the isolation point, getting through communal areas, and coordinating with building management adds 30–60 minutes of non-chargeable assessment time that gets absorbed into the job rate.

Parking and congestion charges

An engineer in a van in Zones 1–2 faces the Congestion Charge (£15/day) or Ultra Low Emission Zone surcharge (£12.50–£100/day for older vans). Some companies charge these separately; we absorb them in our standard rate for daytime Zone 1–3 work.

Parts availability

Common parts (ceramic discs, Schrader valves, common cartridges) are stocked on the van and charged at trade cost. Boiler-specific parts — especially PCBs and heat exchangers — are ordered and quoted before work proceeds. Delay for parts does not affect the labour rate.

Property type

HMOs, commercial premises, and properties with multiple bathrooms take longer. A single en-suite bathroom leak and a six-bedroom HMO with shared pipework are very different jobs at the same apparent fault.

Pricing Questions

Frequently Asked Questions

Is the £60 call-out fee always charged?

The £60 call-out fee covers the engineer attending, diagnosing the fault, and providing a written quote before work begins. It is waived entirely — not discounted, waived — when the job runs over 2 hours. Most emergency repairs (burst pipes, boiler faults, drain clearances) take more than 2 hours, so the majority of attended call-outs qualify for the waiver.

What does the hourly rate include?

The hourly rate (£95/hr standard plumbing; £105/hr Gas Safe boiler work) covers all labour from the moment work begins. It includes minor consumables — PTFE tape, flux, solder, washers. Materials such as pipe, fittings, taps, or replacement boiler parts are charged separately at our trade rate with no markup added.

Is there a charge for evenings, weekends, or bank holidays?

Yes. Our out-of-hours rates are confirmed before dispatch: Mon–Fri 6pm–10pm (+£35 supplement, £110/hr labour); 10pm–7am (+£50 supplement, £130/hr); Saturdays (+£35, £120/hr); Sundays (+£50, £145/hr); bank holidays (+£65, £150/hr). The call-out fee structure stays the same — still waived on jobs over 2 hours.

How much does a boiler repair typically cost in London?

Boiler repair costs in London range from £80 to £1,200+ depending on the fault. At the low end: a Schrader valve (pressure loss) is £80–£150, a frozen condensate pipe is £60–£120, and a faulty thermistor is £80–£180. In the middle range: a diverter valve is £200–£450, a pump is £200–£400, a gas valve is £300–£550. At the top end: a PCB is £300–£700 and a heat exchanger — the most expensive component — is £500–£1,200. We quote the specific part cost before ordering anything.

How much does a power flush cost in London?

Power flushing costs in London are based on radiator count: 4–6 radiators: £350–£500; 8–10 radiators (typical 3-bed): £650–£800; 12+ radiators: £1,100–£1,500. The price includes chemical flush (Fernox F3 or Sentinel X400), sludge removal, inhibitor top-up, and a pressure test. If a magnetic filter hasn't been fitted, we recommend adding one (£150–£240 for a MagnaClean Professional2 or Fernox TF1) — it catches debris before it can re-contaminate the system.

How much does drain unblocking cost?

A standard domestic drain clearance by rodding costs £80–£150 for minor blockages (sinks, toilets, single drain). High-pressure jetting for compacted grease, root ingress, or shared lateral drains costs £150–£300. A CCTV drain survey with a written report costs £150–£350 (£250–£350 for an insurance-grade report with drain mapping). Where a blockage is not cleared on the first visit — usually due to structural damage rather than soft blockage — there is no second call-out charge; we re-attend the next day at no extra cost.

What is the Gas Safety Certificate (CP12) cost in London?

A CP12 in London costs £75–£95 for a single appliance (boiler only). Two appliances — for example a boiler and a gas fire — cost £85–£115. HMOs and properties with multiple appliances cost from £120 upward (plus £10–£15 per additional appliance beyond three). London CP12 prices are 20–40% above the UK national average. Combining a CP12 with a boiler service in the same visit typically saves £20–£40 on the combined cost.

How much does a new boiler cost in London?

A like-for-like combi boiler replacement in London — same location, standard flue route, existing pipework in good condition — costs £2,800–£4,800 all-in for supply and installation. This includes the boiler (Worcester Bosch, Vaillant, or Ideal), new flue section, system flush, inhibitor, and Gas Safe commission certificate. Moving the boiler to a new position, converting from a regular boiler and tank to a combi, or extending the flue through two floors adds £400–£800.

How much does leak detection cost in London?

Leak detection is priced by method: thermal imaging survey with written report costs £180–£350. Acoustic correlation (for buried or concealed pipes) costs £280–£500. Tracer gas testing (the most precise method for very slow leaks) costs £320–£650. A full insurance-grade ABI report with all three methods costs from £450. These prices cover detection only — the repair and any access works (cutting walls, lifting floors) are quoted separately. Check your buildings insurance policy for trace-and-access cover before booking.

Is there a minimum charge?

The minimum charge for an attended visit is £60 (the call-out fee). If we attend and diagnose no fault — for example a boiler that was making a noise but shows no error code and is working normally when the engineer arrives — you pay only the £60 assessment fee. We do not charge a full hour's labour for a visit that required only a diagnosis.

Do you charge VAT?

Yes. All prices shown on this page are inclusive of VAT at 20%. Invoices clearly show the VAT-exclusive net amount, the VAT element, and the total. Commercial customers who need a VAT invoice for reclaim purposes can request one at any time.
